The Molonta Heritage Estate offers a unique retreat on the Dalmatian Coast, within the serene western bay of Molunat. This attractive villa sits amongst 4.5 hectares of lush terrain and provides ample space for up to 8 guests across 4 bedrooms. With flourishing orange and olive trees, terraced gardens, and a captivating rustic ambiance, this luxury villa in Croatia embodies the essence of the Mediterranean as it once was.

From its Tuscan ochre façade to its terracotta roofs and stone-paved terraces, every detail of the Molunat Heritage Estate gives off a charming authenticity. Whilst dating back to the 1800s, the estate now seamlessly blends traditional character with modern luxuries. As you step inside, the ambience is one of understated elegance, with a spacious open-plan living area adorned with terracotta floors. Here, a large sofa is perfectly positioned to frame spectacular sea views through sliding glass doors, giving you a tranquil spot to unwind with your group after a day of exploration. On the opposite side, a traditional dining table and a Provence-style fully-equipped kitchen, with oakwood accents, will have everything you may need to satisfy your culinary needs.

Molonta Heritage Estate particularly stands out for its diverse outdoor spaces. Multiple terraces and balconies scattered across the property allow guests to choose between basking in the Adriatic sun or enjoying the cool shade of surrounding trees. A covered outdoor dining area, with a nearby BBQ set up, invites guests to enjoy alfresco meals, perfect for savouring anything from light lunches to elaborate feasts. For peaceful moments, relax in one of the villa's many outdoor lounges areas or enjoy a stroll through the colourful private garden.

One of the main luxury highlights of the Molonta Heritage Estate is its 5x14-meter infinity pool that overlooks the shimmering sea and creates the illusion of water meeting water. Luxurious canopy shaded sunbeds sit along the poolside, offering the perfect spot to rest when not sitting with a refreshing juice or cocktail on the pool loungers. In the evenings, the poolside terrace becomes your go-to spot for admiring some of Croatia's best sunsets. The vibrant hues of the sky, combined with the serene ambiance of the villa, create a magical moment that is sure to leave a lasting impression. Another hidden treat of the estate is found at the base of a small path through the grounds of the villa. Here, you will find a mesmerising private beach, carved into the rocks, complete with a natural sea pool for children which provides a refreshing safe space for a sea dip. Alongside this, there is a set of steps into the sea, ready for you to launch a kayak or take a swim in the blue waters. The villa also has its own boat mooring.

The Molonta Heritage Estate can accommodate up to 8 guests across four beautifully designed bedrooms, each adorned with wood-framed ceilings and en-suite facilities, ensuring comfort and tranquillity. The rooms are airy and relaxing, designed to provide a perfect sanctuary for sleep. Each of them feature custom-made closets, offering ample storage, while two of them benefit from a private balcony, perfect for enjoying an alfresco coffee in the morning. For larger groups, there is a self-contained apartment which can be added on request. This is suitable for up to 2 guests, and is located by the swimming pool terrace,10m away from the main villa. It features a comfortable double bed, a living room and a private en-suite.

For extra convenience, air-conditioning is provided throughout the villa, as well as private parking.

Prices are based on exclusive use of the villa for up to 8 guests, and is offered on a self-catered basis with housekeeping service every three days and daily towel changes. Up to 2 additional guests can be accommodated at extra cost.

Please note: ahead of summer 2025 the villa is undergoing renovations. As a result, an outdoor hot tub, cinema room and games room with pool table will be added. A photoshoot of the new facilities will be added in due course.

The centre of Molunat village is at only 15 minutes walk (or 3 minutes drive) from the property, allowing you to dive into the local lifestyle with a selection of authentic restaurants and shops. While the historic city of Dubrovnik is at approximately 50 minutes drive away. For day trips, the charming town of Cavtat and Montenegro's stunning coastal gems are all within easy each. Whether seeking relaxation or adventure, guests can enjoy a harmonious blend of tradition, modernity, and breathtaking natural beauty.

Dubrovnik Airport is located around a 25-minute drive away from the villa.

To ensure a relaxing start to your stay, they will thoughtfully stock the refrigerator with essential supplies such as milk, yogurt, ham, butter, fresh bread, juices, beer, mineral water, seasonal fruits, and locally sourced fresh products like cheese, eggs, and vegetables. Beds are made on arrival and luxury toiletries are found in each en-suite. Through the stay, the villa is always kept at its finest. They provide housekeeping service and linen changes every 3 days, as well as daily towel changes. Should you wish to upgrade your stay to a bed and breakfast or catered one, there is the option to add a private chef and a catering service, allowing you to sample an authentic taste of the region with traditional Mediterranean meals

A dedicated concierge service will be available 24/7 to ensure your stay is seamless and enjoyable. They will be able to assist with everything from planning excursions to organising bespoke itineraries. Guests can request day trips to Montenegro, Dubrovnik, or Ston, or even sample some of the popular cultural or culinary tours in the region, including famed oyster or wine tastings.
